FREQUENTLY ASKED QUESTIONS

1. What is a Land Title?

A Land Title is more correctly a Certificate of Indefeasible Title. It is issued by the Registrar of Land Titles after he has examined an application for a new title together with proof of a change in ownership. The Land Title certifies that the person(s) named on it as Registered Owners are entitled to the land subject to any charges and interests shown on the title. We will send you

2. Is that the same as a Deed?

No. A Deed of land was the old English Common Law means of transferring an interest in land. It was proof of a change in ownership and in B.C. it was filed with the Registrar of Land Titles when an application was made for a Certificate of Title. Most people confuse the Deed with the Land Title. In British Columbia the Deed of Land was replaced by the Transfer

3. What sort of things will be shown on a Land Title Search?

The Land Title Search shows the Registered Owners of the Property, the date that ownership was registered with the Land Title Office, whether they are Joint Tenants or not, the full legal description of the property and all registered charges, liens and interests affecting the property. We will send you the Land Title Search by email.

4. What is TitleAlert?

TitleAlert is a Property Activity Advisory Service. If activated against a parcel of land, it generates an email to us when any document is filed against that parcel. We then forward that email to you ASAP.

5. What is a Name Search?

If you give us a name, we will give you a list, including the Title Numbers, Parcel Identifier Numbers and Short Legal Descriptions, of all current properties in the Land Title Database listed under that name. If you need more details about the properties, you can then order a Title Search.

 6. What is a State of Title Certificate?

A State of Title Certificate contains exactly the same information as a Title Search but it is printed, certified and then mailed out by the Land Title Office. Delivery can take from a few days to over a week.
